Electrical Installation Condition Report (EICR)
Private landlords are under a general legal duty to ensure that electrical installation in the let property are safe. The Electrical Safety Council recommends that electrical installation in rented dwellings should be checked by a qualified electrician every 5 years and that a visual inspection of electrical sockets and so forth should be undertaken on a change of tenancy.
Hard Wired Smoke Alarms in every public room
The new legislation regarding smoke alarms is as follows: One functioning smoke alarm in the room which is frequently used by the occupants for general daytime living purposes. One functioning smoke alarm in every circulation space, such as hallways and landings. One heat alarm in every kitchen. All alarms should be interlinked.
